Yes, a Frame Inspection carried out by an independent Building Inspector is important. At this stage many defects become hidden once the internal linings are installed. Matt will look at frames matching the approved plans, check size and location of studs, plates, beams and lintels. Check walls are straight and level, looking for twisted, damaged or bowed framing. Split, cracked, swollen, moist or excessively notched timber will be noted. Bracing must be securely fixed and comply with engineering requirements to resist wind loads. Check frame connectors are installed correctly, bolts and hold-downs are secure. Check nails, screws, bolts and brackets. Identify missing or loose fixings.
Roof Framing should be installed to the manufacturer’s layout and not cut or modified without engineering approval. Confirm temporary bracing has been removed and permanent bracing installed. Roof members must be straight and adequately supported.
Windows and Doors must be the correct size and in the right location. Lintels installed correctly and frames are square and ready for installation.
Floor Framing must be level, joists and bearers are correctly supported. Floor sheeting is fixed correctly and excessive movement or squeaks are checked.
Inspect that Service Additions and penetrations (plumbing, electrical and air-conditioning) haven’t been compromised and weakened the frame. Ensure holes and notches comply with standards. Any damaged framing must be noted.
A frame inspection includes the overall quality of construction, compliance with standards and noting defects that could affect the structural integrity or future performance of the home. It’s an opportunity to have these issues corrected before insulation and linings are installed.
